...increases your chances of bookings. For example, many of my guests stayed with me because I lived close to a convention center and local music venues. Suburban homes can attract guests, though you may charge slightly less per night compared to a downtown property.
Tip: If you live in a small town with limited demand, hosting might not be worth the effort unless your area experiences seasonal events or tourism surges.
2. How Much Your Spare Room Could Rent for Long-Term

Rooms renting for less than $500/month may struggle on Airbnb.
For rooms renting at $500–$700/month, you can expect $1,000–$2,000/month on Airbnb.*
If your room could rent for $1,200/month or more, Airbnb could bring in $2,000–$3,500 per month or more!*
